What?Launched in 2006, OpenComps is a leading online database tracking completed commercial real estate transactions involving hotel, office, retail, and residential (multi-family) buildings. OpenComps is aimed at improving the transparency of these transactions through Wikipedia-style sharing and editing of data by OpenComps editors and the community at large. OpenComps is a sophisticated database that is continually improved upon to better store and display transaction data and statistics. Malicious and fraudulent input of data is continuously monitored and removed. Although, serious effort is put to verify each transaction based on public and private sources, data accuracy is not guaranteed. As the saying goes, trust but verify. The use of OpenComps is open and free, and can be accessed on an anonymous basis or as a registered user. Only registered users can edit existing or add new transactions. However, viewing all transactional details is limited. OpenComps also offers a paid Pro Account, which gives registered users full view of all transactional details, advanced search features, data-analysis tools and functionality, including exporting the data in Microsoft Excel© format. Who?OpenComps is led by its creator, Svetlin Ganchev, and Oggie Ganchev. Database technology and site functionality was developed by Svetoslav Savchev, Krikor Kirkorov, Dimitar Kalendjiev and Svetlin Ganchev. Svetlin GanchevSvetlin has closed over $5 billion in hotel transactions: from $450 million sale of The Essex House New York to a $320 million acquisition financing for the Palmer House Hilton Chicago. Svetlin has worked at Sonnenblick-Goldman and Ackman-Ziff Real Estate Group, two leading U.S. real estate advisory firms. Svetlin holds a B.S. degree from Cornell University’s School of Hotel Administration. Oggie GanchevOggie is a hotel industry veteran who has worked in the acquisition and development group at Starwood Hotels & Resorts, the investment banking group at DLJ/CSFB and the corporate finance department at InterContinental Hotels Group, where he continues to consult.
