To find something on OpenComps, we have a large search bar persistently on top of every page. It is big, it&#8217;s easy, it&#8217;s quick. (And did you know that\u00a0pressing &#8220;<strong>\/<\/strong>&#8221; on your keyboard on <strong><em>any<\/em><\/strong> screen, brings you inside that search bar? Type &#8220;<strong>?<\/strong>&#8221; (Shift+\/) to see all <a href=\"https:\/\/opencomps.com\/blog\/2014\/02\/new-features\/\">keyboard shortcuts<\/a>.)<\/p>\n<p>However, this basic search is like shooting with a canon; it searches for the given keywords in <em><strong>all<\/strong><\/em> database fields at once. Sometimes to kill the right bird, you need to shoot with a rifle, a more refined and precise instrument. On mobile, it is on the rightmost on the home row of buttons at the bottom of the screen. Or, you can type &#8220;<strong>a<\/strong> <strong>\/<\/strong>&#8221; (<strong>a<\/strong> followed by <strong>\/<\/strong>) as a keyboard shortcut (because you are a power user!).<\/p>\n<p><!--more-->Let&#8217;s review each field:<\/p>\n<p><strong>Transaction\u00a0Type<\/strong><br \/>\nChoose between a <strong>Comp<\/strong> (property sale)<strong>, <a href=\"https:\/\/opencomps.com\/blog\/2014\/02\/listings-on-opencomps\/\">For Sale<\/a><\/strong>, <strong><a href=\"https:\/\/opencomps.com\/blog\/2016\/04\/now-tracking-developments-financings\/\">Development<\/a><\/strong> or <strong>Debt Comp<\/strong>.<\/p>\n<p><strong>Transaction Status<\/strong><br \/>\nOnly applicable for <em>For Sale<\/em> or <em>Development<\/em> transaction types. For <em>For Sale<\/em>, you can choose between <em>Active<\/em>, <em>In Contract<\/em>, <em>Closed<\/em> or <em>Delisted<\/em>. For <em>Development<\/em>, you can choose <em>Planning<\/em>, <em>Permitted<\/em>, <em>In Construction<\/em>, <em>Opened<\/em> or <em>Cancelled<\/em>.<\/p>\n<p><strong>Property Name<\/strong><br \/>\nEnter keywords to search only within the <em>Property Name<\/em> field.<\/p>\n<p><strong>City<\/strong><br \/>\nEnter keywords to search only within the <em>City<\/em> field.<\/p>\n<p><strong>Country<\/strong><br \/>\nSelect a country from the dropdown list.<\/p>\n<p><strong>State<\/strong><br \/>\nIf you selected a country in the prior field that has associated states, you will be able to select them here.<\/p>\n<p><strong>Address<\/strong><br \/>\nEnter keywords to search only within the <em>Street Address<\/em>\u00a0field.<\/p>\n<p><strong>Postal Code<\/strong><br \/>\nEnter keywords to search only within the <em>Postal Code<\/em> (zipcode)\u00a0field.<\/p>\n<p><strong>Proximity<\/strong><br \/>\nEnter a radius (in miles) around an address to limit your search results around a specific geolocation. The Address field here takes anything that Google can recognize (so things like &#8220;union sq, nyc&#8221; or &#8220;jfk airport&#8221; or &#8220;staples center, la&#8221; are ok; don&#8217;t need to enter a full postal address, but you can if you wish.) For dense cities or places, like Manhattan, feel free to enter distances less than 1 mile, like 0.2 miles.<\/p>\n<p><strong>Price\/Value (in US$)<\/strong><br \/>\nUse this field to set a lower or upper limit of the transaction price or value. Enter full value (3000000) without abbreviations\u00a0(not 3M or 3 million) or thousands separator (no: 3,000,000). If you want to set only a lower limit, enter it in the From field and leave the To field empty (e.g. From $10 million or up &#8211; From: 3000000 \/ To: [blank]). If you want to set only an upper limit, enter it in the To field and leave the From field empty (e.g. Smaller than $50 million, From: [blank] \/ To: 50000000).<\/p>\n<p><strong>Rooms<\/strong><br \/>\nUse this field to set a lower or upper limit of the number of rooms.\u00a0Enter full value (1000) without thousands separator (no: 1,000). If you want to set only a lower limit, enter it in the From field and leave the To field empty.\u00a0If you want to set only an upper limit, enter it in the To field and leave the From field empty.<\/p>\n<p><strong>Transaction Date<\/strong><br \/>\nUse this field to set a limit on the dates of transactions. Enter transactions in the <em>mm\/dd\/yyyy<\/em> format (e.g. 3\/1\/2016 for March 1st, 2016). If you want to capture transactions only <em>after<\/em>\u00a0a given date, enter it in the From field and leave the To field empty.\u00a0If you want to capture transactions only <em>before<\/em> a given date, enter it in the To field and leave the From field empty.<\/p>\n<p><strong>Price\/Value Per Room (in US$)<\/strong><br \/>\nUse this field to set a lower or upper limit of the transaction price or value per key. Enter full value (100000) without thousands separator (no: 100,000). If you want to set only a lower limit, enter it in the From field and leave the To field empty. If you want to set only an upper limit, enter it in the To field and leave the From field empty.<\/p>\n<p><strong>Yield<\/strong><br \/>\nUse this field to set a lower or upper limit of the transactions&#8217; yield (or cap rate). Enter full value (7, for 7%) without percentage sign\u00a0(no: 7%). If you want to set only a lower limit, enter it in the From field and leave the To field empty. If you want to set only an upper limit, enter it in the To field and leave the From field empty.<\/p>\n<p><strong>Year Built<\/strong><br \/>\nUse this field to set a lower or upper limit of the transactions&#8217; year &#8211; either year built (for comps, for sale or debt comps) or year to be build (for developments). Enter full value (2016). If you want to set only a lower limit, enter it in the From field and leave the To field empty. If you want to set only an upper limit, enter it in the To field and leave the From field empty.<\/p>\n<p><strong>Brand<\/strong><br \/>\nEnter keywords to search only within the <em>Brand<\/em>\u00a0field.<\/p>\n<p><strong>Property Manager<\/strong><br \/>\nEnter keywords to search only within the <em>Property Manager<\/em>\u00a0field.<\/p>\n<p><strong>Buyer\/Developer<\/strong><br \/>\nEnter keywords to search only within the <em>Buyer<\/em> (aka <em>Developer<\/em> for developments)\u00a0field.<\/p>\n<p><strong>Buyer&#8217;s Broker<\/strong><br \/>\nEnter keywords to search only within the <em>Buyer&#8217;s Broker<\/em> field.<\/p>\n<p><strong>Buyer&#8217;s Origin<\/strong><br \/>\nSelect a country from the dropdown list.<\/p>\n<p><strong>Owner<\/strong><br \/>\nEnter keywords to search only within the <em>Owner<\/em>\u00a0(aka\u00a0<em>Seller<\/em>)\u00a0field.<\/p>\n<p><strong>Owner&#8217;s\u00a0Broker<\/strong><br \/>\nEnter keywords to search only within the <em>Owner&#8217;s Broker<\/em> field.<\/p>\n<p><strong>Owner&#8217;s\u00a0Origin<\/strong><br \/>\nSelect a country from the dropdown list.<\/p>\n<p><strong>Mortgage\u00a0Broker<\/strong><br \/>\nEnter keywords to search only within the <em>Mortgage Broker<\/em>\u00a0field. Mortgage Broker is the entity that arranged the acquisition or construction loan for a transaction, or refinances an existing loan.<\/p>\n<p><strong>Lender<\/strong><br \/>\nEnter keywords to search only within the <em>Lender<\/em>\u00a0field. Lender is the financial organization that provided the acquisition or construction loan, or a new loan to an existing property.<\/p>\n<p><strong>Notes<\/strong><br \/>\nEnter keywords to search only within the <em>Notes<\/em>\u00a0field.<\/p>\n<p><strong>Ownership Type<\/strong><br \/>\nSelect an ownership type (e.g. fee simple or ground lease) from the dropdown list to limit your search to only that type.<\/p>\n<p><strong>Property\u00a0Type<\/strong><br \/>\nSelect a property type (e.g. luxury, upper upscale or independent-upscale) from the dropdown list to limit your search to only that type.<\/p>\n<p><strong>Building\u00a0Type<\/strong><br \/>\nSelect a building\u00a0type (e.g. high-, mid- or low-rise) from the dropdown list to limit your search to only that type.<\/p>\n<p><strong>Location\u00a0Type<\/strong><br \/>\nSelect a location\u00a0type (e.g. urban, suburban or resort) from the dropdown list to limit your search to only that type.<\/p>\n<p><strong>Conversion\u00a0Type<\/strong><br \/>\nSelect a conversion\u00a0type (e.g. hotel-to-residential, hotel-to-office) from the dropdown list to limit your search to only that type. This field describes if the property will undergo any conversion <em>following<\/em> the transaction.<\/p>\n<p>These are all the fields!
